We process personal data in accordance with applicable data protection laws, including Thailand’s Personal Data Protection Act B.E. 2562 (2019). This policy applies to website visits, enquiries, buying, selling, renting or listing property, social media interactions, lead forms and other Samui.Estate services.

Depending on your interaction, we may collect your name, phone, email, messaging or social profile details and identifiers; nationality, residence and language; property preferences, location, type, budget and timing; messages, form responses, appointments and viewings; transaction, contract, identity and due-diligence information where required; and IP address, browser, device, usage, cookie, pixel and advertising identifiers. Do not post passports, banking details or confidential documents in public social media comments.
We may receive data from you, website or Meta forms, Messenger, WhatsApp, calls and meetings; owners, developers, agents, co-brokers, lawyers and others involved in a transaction; cookies, analytics and similar technologies; and lawful public sources.
We may use data to answer enquiries, recommend properties, arrange viewings, communicate with transaction parties and advisers, prepare offers and agreements, coordinate due diligence, verify identity and authority, prevent fraud, meet legal, tax and accounting obligations, manage client relationships, improve services and advertising, measure campaigns and send relevant marketing where permitted. You can opt out of marketing by contacting us.
Depending on the circumstances, processing is based on consent, steps requested before a contract, performance of a contract, legal obligations, legitimate business interests or the establishment, exercise or defence of legal claims. You may withdraw consent at any time; withdrawal does not affect earlier lawful processing.
Through Meta services, we may receive the name, profile, contact details, property preferences, enquiry and message history you provide. Meta independently processes data under its own policies, which we do not control. Where advertising or measurement tools are enabled, limited technical or event data may measure performance and campaign effectiveness, attribute enquiries, reduce irrelevant ads or create audiences where lawful. We do not sell personal data obtained through Meta.
Our website may use cookies, pixels and tags for essential functions, security, preferences, analytics, performance, advertising measurement and improvements. Where required by law, non-essential cookies activate only after consent. Manage cookies in your browser or available website settings. Disabling cookies may affect functionality.
Where reasonably necessary, we may share data with authorised staff; owners, buyers, sellers, landlords and tenants; developers, agents and co-brokers; legal, accounting, consulting, audit, design, engineering, construction and property-management professionals; verification providers; hosting, cloud, CRM, communications, technology, advertising and analytics providers; banks, payment and escrow providers; and authorities, regulators, courts or law enforcement where legally required. Providers must use data only for authorised purposes and protect it appropriately. We do not sell personal data.
Some technology, hosting, analytics, advertising and communication providers may process information outside Thailand. We take reasonable measures required by applicable law to protect internationally transferred data.
We retain data for as long as reasonably needed for these purposes. This depends on our relationship, active enquiries or transactions, contracts, tax and regulatory duties, fraud prevention and legal limitation periods. Unneeded enquiries may be deleted or anonymised; transaction, accounting, contract, due-diligence and compliance records may be retained as required by law.
We use reasonable organisational, administrative and technical measures against unauthorised access, accidental loss, unlawful disclosure, alteration, misuse and destruction. No internet transmission, messaging service or electronic storage is completely secure.
Subject to applicable law, you may request access or a copy, correction, withdrawal of consent, objection, restriction, deletion, destruction, anonymisation or transfer of data, and complain to the competent authority. We may reasonably verify your identity. Some data may need to be retained for legal duties, active transactions or legal claims.

Our services are not directed at children. We do not knowingly collect data directly from people under 18 without appropriate authorisation from a parent or legal guardian.
We are not responsible for the privacy, security or content practices of independent third-party websites and services. Review their policies before providing personal information.
